Buying a home is a major financial commitment. Depending on the loan you choose, you might be committing yourself to 30 years of payments. But what will happen to your home if you suddenly die or become too disabled to work?

MPI is a type of insurance policy that helps your family make your monthly mortgage payments if you – the policyholder and mortgage borrower – die before your mortgage is fully paid off. Some MPI policies will also offer coverage for a limited time if you lose your job or become disabled after an accident. Some companies call it mortgage life insurance because most policies only pay out when the policyholder dies.

Most MPI policies work the same way as traditional life insurance policies. Every month, you pay the insurer a monthly premium. This premium keeps your coverage current and ensures your protection. If you die during the term of the policy, your policy provider pays out a death benefit that covers a set number of mortgage payments. The limitations of your policy and the number of monthly payments your policy will cover come with the policy’s terms. Many policies agree to cover the remaining term of the mortgage, but this can vary by insurer. Like any other type of insurance, you can shop around for policies and compare lenders before you buy a plan.

First, the beneficiary of an MPI policy typically isn’t your family – it’s your mortgage company. If you die, your family doesn’t see a lump sum of cash like they would with a typical term life insurance policy. Instead, the money goes directly to your lender. When you receive a lump sum payment from a term life insurance policy, your family is the beneficiary and can spend the money however they please.

Some homeowners think this is a good thing. It can be hard to budget for a massive payout, and MPI guarantees that the money will go toward keeping your family in your home. However, this also means that your family can’t depend on your insurance to cover other bills. You can’t use an MPI policy to fund things like funeral expenses and property taxes.

An insurance binder is different from an insurance declaration page, which summarizes the coverage provided by your insurance company. When your declaration page becomes available, that’s usually when your binder expires, because you no longer need “temporary” proof of insurance coverage.

Home insurance binders are used to show proof of insurance coverage on a property. Binders are typically used to show evidence of things like property liability coverage to a lender, or when buying a new property.

Your homeowners insurance binder will include a description of your home, the address of the property you have insured, the type of property you have insured, the name of your insurance company and the coverages attached to your policy.

The “named insured” is going to be whomever owns the policy – this could be an individual or a couple. Your binder must show exactly who owns the insurance policy, so this section is critical.

Clear HOI — an encrypted, cloud-based tool that automates homeowners insurance underwriting — is getting released to the broader market by Rocket Mortgage’s sister company Nexsys Technologies.

The sister company to Rocket Mortgage, Nexsys Technologies, this week released Clear HOI — an encrypted, cloud-based product for lenders to automate homeowners insurance underwriting — to the broader lending market. Rocket has been using and refining the technology with Nexsys over the past year.

The automation software aims to cut down on the time spent on verifying homeowners insurance to minutes, confirming it in real time, using multiple authentications. Once authorized, borrower information doesn’t get saved, eliminating the possibility of data breaches, Mike Lyon, executive vice president of Nexsys Technologies, told National Mortgage News.

Verifying homeowners insurance is traditionally seen as one of the least efficient manual processes of underwriting a loan. As it stands, lenders go back and forth with borrowers to confirm and produce proof of the mortgage insurance they have in place. Then they contact the carrier to get the declarations page and any other relevant data.

“Sometimes that information comes in hours, but often it takes much longer. Once the information is received, the manual input of client data could lead to errors and potential disbursement delays,” Lyon said. “For these reasons, there is not a consistent timeline for getting accurate homeowners insurance information to originate a loan. It can range from 10 minutes to 10 to 15 days.”

Lenders have the option of integrating Clear HOI into their loan origination system through an application programming interface or using Nexsys’ portal. Pricing is based on lender need, with discounted rates available for integrations and volume.

If a ticket has been issued the person has to go to Court. A Police Officer, once the ticket is written and on record, cannot dismiss the charge. Only the Court can do that. A warning, obviously, is a different thing.

When a property is rejected by a standard company, the owner is advised of the FAIR Plan. A property owner may apply to the FAIR Plan directly or through any licensed agent. The plan insures homes, mobile homes, rental units, most commercial buildings and business property. The FAIR Plan provides basic property coverage, but does not provide theft or personal liability coverage. However, in 2009, optional theft coverage became available as an attachment to the policy.
